A detailed analysis of the adjacent area revealed the potential risk of chaotic development, with 70 separate residential sites nearby. Therefore, our general plan strategy envisages a competent combination of public spaces with existing buildings and the separation of private recreation areas.
We decided not to limit ourselves to one scenario of visitors’ movement and proposed two ways to the lighthouse. The first, more familiar – on land and the second – on water. But it lacked a bright accent that would attract the attention of visitors. A red ribbon became such a conceptual element. It diverts guests from the water and accompanies them throughout the complex.

Ми вирішили не обмежуватись одним сценарієм руху відвідувачів, тому запропонували два шляхи до маяка. Перший, більш звичний — по суші та другий — по воді. Нам бракувало яскравого акценту, який привертав би увагу відвідувачів. Таким концептуальним елементом стала червона стрічка. Вона веде гостей від води і супроводжує по усій території комплексу.

































Before we started designing, we did a geological survey and identified potentially dangerous landslides. This significantly narrowed the design area, we also had to sacrifice the best view and place the houses in the interior of the site.

































The experience of staying begins long before a person physically gets to the place. We have separated the path of guests who came to the holiday house and visitors of the lighthouse, as well as removed the parking area from the other structures.
You leave the car, and taking a slow walk on foot at a distance, you get acquainted with the area, look at the water – and get to the lighthouse. Stop and enjoy the best view.
The distinction between landscape and architecture is blurred by a smoothly rounded form. It was important for us to create space for contemplation. From the café on the first floor there is a panorama of 360°, reinforced by a water wall.




In the middle of the building there is an exit to the outdoor balcony, it is a bright accent and in good weather you can go outside and climb to the top.





































































































We have developed various combinations of holiday houses. A large one that can accommodate more guests and smaller than its satellites. One of the calls was to lay enough distance to preserve privacy and at the same time not to get into landslide areas.


































































Each of the 5 houses has a different layout and accents, this is done in order to create a unique experience of stay and encourage visitors to return. It is important that the privacy of guests is taken into account in the planning. Since we are high above the water, the field lacks a sense of water, it was important to integrate this element into each of the holiday houses.
